Guest Policies & Resort Guidelines

Welcome to Settlers Point Luxury RV Resort! Our goal is to provide every guest with a relaxing, clean, safe, and family-friendly environment. These policies are designed to ensure an enjoyable experience for everyone.

By making a reservation and staying at Settlers Point Luxury RV Resort, you acknowledge that you have read, understand, and agree to abide by these policies. Management reserves the right to modify these policies at any time without prior notice.

Reservations & Cancellations

Deposits

The following deposits are required at the time of booking:

• Same-day reservations: Payment in full is due at the time of booking.
• One-night reservations: Payment in full is due at the time of booking.
• Reservations of two or more nights: A deposit is required at the time of booking.
• Monthly reservations (30 nights or longer): A $200 deposit is required at the time of booking.

Reservation deposits are charged to the payment method provided at the time of booking and constitute acceptance of these reservation policies.

Cancellation Policy

Nightly & Weekly Reservations

• Cancellations made more than 72 hours before your scheduled arrival are subject to a $25 cancellation fee.
• The remaining deposit will be refunded to the original payment method or, upon request, may be applied as a reservation credit.
• Cancellations made within 72 hours of arrival will forfeit the cost of one night’s stay. Any remaining deposit balance will be refunded to the original payment method.

Monthly Reservations

• Monthly reservations are subject to a $100 cancellation fee.
• If canceled within 72 hours of arrival, the entire $200 deposit is non-refundable.

Reservation Changes

Reservation changes made before arrival are permitted; however, changes that effectively cancel or shorten a reservation may be subject to the applicable cancellation policy.

Refund Policy

RV camping is an outdoor experience. Refunds or credits will not be issued due to:

• Weather
• Wind
• Rain
• Heat
• Snow
• Smoke
• Utility outages
• Road closures
• Natural events
• Any circumstance beyond the resort’s control

Early Departures

Once checked in, guests are financially responsible for the entire reservation.

No refunds or credits will be issued for:

• Early departures
• Reservation changes after check-in
• Evictions

No-Show Policy

Reserved sites will be held until 11:00 AM on the day following your scheduled arrival.

Guests who have not arrived or contacted the resort by that time will be considered a no-show. The applicable cancellation policy will apply, and the reservation may be canceled and the site released for resale.

RV Policy

All recreational vehicles must:

• Be currently registered
• Be in good operating condition
• Be clean and well maintained

RVs 10 years old or older must receive prior approval before making a reservation.

Please email info@settlerspointluxuryrvresort.com or text 435-236-7458 with photos for approval.

Management reserves the right to refuse entry to any RV that is in poor condition, including but not limited to:

• Broken or cracked windows
• Flat tires
• Heavy rust
• Severe body damage
• Peeling paint
• Excessive dirt or neglect

Accepted RV types include:

• Class A motorhomes
• Class B motorhomes
• Class C motorhomes
• Fifth wheels
• Hard-sided travel trailers
• Toy haulers
• Cab-over truck campers with full hookups

All RVs must be properly leveled and supported.

Flag Policy

American flags and official United States military service flags are welcome.

Political flags or banners are not permitted.

Occupancy

Maximum occupancy is eight (8) people per site, including children.

Visitors

All visitors must:

• Check in at the office.
• Be accompanied by the registered guest while using resort amenities.

Speed Limit

The speed limit throughout the resort is 5 MPH.

Please drive slowly and watch carefully for children, pedestrians, bicycles, and golf carts.

Smoking & Vaping

Settlers Point Luxury RV Resort is a smoke-free and vape-free property.

Smoking or vaping anywhere on resort property may result in:

• A $100 cleaning fee
• Immediate removal from the property without refund

Mail & Package Deliveries

UPS and FedEx deliver directly to your site.

USPS mail is delivered to the office.

Letters and packages are welcome during your stay.

Please do not forward your regular mail through USPS to the resort.

Parking

Each site is limited to three (3) drivable vehicles, including your motorhome.

Please do not:

• Park in empty RV sites
• Park on resort streets

Vehicles parked in vacant sites may be charged the current daily site rate.

General Resort Rules

• Fireworks are prohibited.
• Paintball guns and airsoft guns are prohibited.
• One pop-up shade structure is allowed per site.
• Shade structures must be properly secured.
• Washing RVs or vehicles with resort water is prohibited.
• Mobile detailers are available through the office.
• One RV is permitted per site.
• Tents are not permitted.
• Please respect neighboring sites and do not walk through occupied spaces.
• Threatening, abusive, or disrespectful behavior toward staff or other guests will not be tolerated and may result in immediate removal without refund.

Resort Amenities

Children under 12 years old must be supervised by an adult while using:

• Clubhouse
• Comfort Station
• Laundry
• Outdoor amenities

Per Utah State Code, children under 14 must be supervised by an adult while in the pool area.

Additional pool rules:

• No glass containers
• No children under 5 in the hot tub
• Swim diapers are required for children not fully potty trained.
• No bicycles, scooters, skateboards, skates, or e-bikes on the pickleball courts or greens.
• No food or gum on the pickleball or basketball courts.
• Please do not lean on pickleball nets.
• Urinating, spitting, blowing your nose, or contaminating the pool may result in immediate removal and temporary pool closure.

If you notice any water quality concerns, please notify the office immediately.

Comfort Station & Laundry

• Pets are not permitted inside bathrooms or laundry rooms.
• Do not wash pet bedding in the washing machines.
• Please ensure restroom doors fully close when exiting.

Laundry facilities are privately owned and maintained by Reliable Laundry Service. Please report machine issues directly to them.

Utility Trailers

Utility trailers that are unsightly or in poor condition are not permitted on RV sites.

Liability

Guests are responsible for any damage caused by themselves, members of their party, or their visitors during their stay.

Settlers Point Luxury RV Resort is privately owned.

Management reserves the right to refuse service to anyone and assumes no responsibility for:

• Personal injury
• Accidents
• Loss or theft of money
• Jewelry
• Vehicles
• RVs
• Personal property

Removal from the Resort

Management reserves the right to require any guest to leave the property immediately, without refund, if their actions—or the actions of anyone in their party—interfere with the safety, comfort, or enjoyment of other guests or violate these policies.

Agreement

By completing a reservation, checking in, or occupying a site at Settlers Point Luxury RV Resort, you acknowledge that you have read, understood, and agree to comply with these Guest Policies and Resort Guidelines.
